What We Check on Every Visit
A tune-up is a full system inspection, not a filter change. Every visit covers the components most likely to fail, and the ones most likely to quietly cost you efficiency long before they do.
Thermostat calibration
A thermostat reading two degrees off cycles the system more than it needs to. We verify calibration and check that the programming matches how the house is actually used.
Air filter condition and fit
A restricted filter starves the system of airflow, which costs capacity and puts load on the blower motor. We check the type in use and whether it suits the system. The wrong filter causes as many problems as a dirty one.
Evaporator and condenser coils
Coils shed heat, and they can't do that packed with dust, grass clippings, or cottonwood. Dirty coils are the single most common cause of lost capacity in a system that's otherwise fine.
Refrigerant charge and leak check
An undercharged system runs constantly without reaching temperature. We check levels against manufacturer spec and look for the leak rather than just topping it up.
Drain pan and condensate line
Algae and debris build up in the drain line and eventually back up. An overflow damages ceilings, flooring, and anything electrical nearby. Clearing it takes minutes; the water damage doesn't.
Electrical connections and capacitors
Connections loosen with heat cycling, and capacitors weaken measurably before they fail. Both are visible on a test long before they leave you without a system.
Blower motor and wheel
Buildup on the blower wheel reduces airflow throughout the house, often mistaken for a duct problem. We check the wheel, the motor, and the amp draw.
Heat exchanger inspection
On gas systems, we inspect the heat exchanger for cracking. This is a safety check as much as a performance one, and it's the reason heating maintenance isn't optional.
Safety controls and system cycle test
Limit switches, flame sensors, and safety cut-offs are tested, then the whole system runs through a full cycle to confirm it holds temperature the way it should.
Anything wearing but not yet failed gets flagged in the report, with a straight answer about whether it needs doing now or can wait until next visit.
